Congratulations 👏🎉👏 One thing that is nice is that the first month of your mortgage you get to skip...so that helps a little. Yes, moving is costly. I hope your sale of items goes great! What a wonderful tool your stash of pretties can be for you now that your priorities are shifting a bit. Taking each hour of a move is a good plan. I am rooting for you!

Walls don't need to be very thick for pocket doors. Plaster walls can be a treat to paint if well maintained. Also, the sun thing from last time- I was diagnosed in 9th grade. I have not completely outgrown my sensitivity but I haven't had a raised rash in ages. I also don't push my luck. Clothing is more protective than sunscreen.

I caught up with a lot of the podcasts today, taking you along for all of my errands. Congrats on the house! US house hunting seems strange but the problems are similar. We went to a showing of a 270000€ home (1930s miners' house in a regional style, one unit in a quadruplex, kind of?) which a) was the same price our apartment was just sold for and b) had ~85sqm (915sqf) of livable area (+basement and attic, so >120). (High price for our apartment, med-low for the rowhouse-quarter) I wasn't sure how we would handle the upkeep of so much space and the cost to update it to retain a comparable standard to our current apartment would have been much too high. Ideally we would like a 80-100sqm bungalow with a nice piece of land. Unfortunately those cost upwards of 500k, have so many additions/fully built basements that they are 150-180sqm and/or absolutely no garden. So we'll see

East Tennessee, where I live, is absolutely chock-full of radon. The granite under us off-gases like crazy. It sounds way scarier than it is. Mitigation isn't a huge deal, I would say that it's more of a small/medium deal.

C
Chae Howard · November 15, 2024

I'm back and I'm so excited for you!! It's so scary and I wish you every luck possible as you juggle mortgage things

M
Marie Eaton-Smith · November 15, 2024

The intended house sounds wonderful, and the window is fabulous. The best of luck with this, I agree it is very scary, especially when you listen to all these supposed house experts. Radon is not as scary as it sounds. What did the previous owner do or know about it? The previous owners lived there without any problems since before '70s I guess, or things falling down! Try to relax, do one room at a time and have a good rest between rooms. The house won't fall down as soon as you have got your hands on it. Looking forward to next instalment

Eeeee congrats on the house!!!! Sounds like I picked a good time to join the patreon! (also. big condolences about that other recent thing.) Congratulations!!! i'm so happy for you and your kitties. i have full empathy for you with all of this. i and my partner lived with my parents for 7 months between selling her place and buying ours, and it was really challenging. We did have two truly gigantic dogs though, which added to the strain. i cannot imagine buying a place all by myself, so super well done to you for taking this step!

T

Thank you Elinor! At least my cats are small and portable, technically, thankfully!

P
Puck · October 31, 2024

Congratulations on the house! Such amazing and exciting news! You deserve all the best and good coming to you and the kitties. Though I am envious, buying a house for around 250 sounds like a dream here, especially where I am now, I would love to move away but work :(. I shouldn't complain, I am one of the few singles who actually has been able to snag a rental all on my own of a decent size. Yes it's expensive but decent if I see the prices around me. And I get what you mean with a city feeling like a town. Though where I am from is tiny so for you guys any city here would be tiny, but especially delft where I am, I was shocked how tiny it was when I first came here. Keep vague and keep safe!

T
The Closet Historian · November 4, 2024

My friend has put a lovely mantel in a room that doesn’t have a chimney. She filled it with big drippy candles. It is gorgeous. I have about 10 tins to pass on. For you they would be free. I have a very expensive roll of wallpaper you can have. https://us.houseofhackney.com/cdn/shop/files/hackney_empire_digital_wallpaper_midnight.jpg?crop=center&height=800&v=1723547808&width=800

M
Mary Artberry · October 28, 2024

There is a vlog I follow that dropped enough details that I found out exactly where she lives, and I was immediately uncomfortable. I'm not a creeper, but as someone who had her mother's cult visit me at work after she passed (fun story there), I understand what it is like to be invaded. Side note: apparently Nebraska is lousy with radon, if my coworker can be believed.

T
The Closet Historian · November 4, 2024

Oof that indeed sounds super rough! I know Christine McConnell has said in a livestream that she no longer answers her front door after a particularly icky situation, so the fear is real. Unfortunately!

A
Aunt Heidi · October 28, 2024

When I read that a century home has been "renovated" I usually want to scream with outrage. Why buy an old home if you're going to totally modernize the inside???? Leave the old homes for those of us who love them!! Good luck, Lady B. I've been praying for you!

T

This feels somewhat crazy. I remember you mentioning in a video a few years ago that you're house hunting - and the idea of a haunted victorian closet historian mansion (even a little hut, honestly) made me so excited. Shortly after that I joined your patreon. And now it'll be reality - I'm so happy for you (and us, let's be honest - the haunted mansion idea still makes me a bit jittery 😬). Very, very excited me awaites cobwebbed updates - patiently of course! It'll be so great! A sewing parlour... yes yes please!

You know, you could make the house renovations as part of your channel. Like Christine McConnell does. Her stuff is a mix of content. Why not you too? I think it could expand your fan base, too. Maybe 1x a month for that stuff so you don't make the pattern drafting/fashion only peeps unannoyed. A thought. Could help with your worries about the scheduled output while doing stuff you need to do for this huge dream goal for yourself.

anm8rchick · October 26, 2024

Finally got the chance to listen and I am so excited for you! Homeownership is overwhelming for just about anyone. When we bought our 1920s house in 2003 we were told we only had a few years left on the roof- it lasted more than 15 more and the only reason we changed it was because our insurance company made us. We ended up with a recycled rubber roof with a life of 50-60 years. It cost a bit more than asphalt shingles BUT knowing it came from recycling and can be recycled once again and will last more than twice the life of a regular roof was the clincher. We also did most of the renos ourselves so happy to chime in with tips or tricks I’ve learned. Also paint makes the biggest difference So happy you found your home!

T
The Closet Historian · November 4, 2024

Thank you for this reassurance, I need all the roof reassurance I can get 😂❤️ They said it's all holding, just that "it has come to the end of its life" at 17 years, hopefully I can save up for the next few first to get it done!

M

TeeFo · October 25, 2024

Congratulations!!! And, also smart to keep your heart leashed until those keys are in hand 😉 I grew up in a Victorian, restored a smaller Victorian as our first house, and we're now in an 1854 house. They are a pleasure to live in, and to renovate. Peeling back the layers of "what were they thinking?" is like a treasure hunt. I'm not sure if this is out in Colorado, but in NY, Habitat for Humanity manages ReStore, which is a storefront for home goods and light fixtures and windows and doors that have been taken out of Habitat homes or donated. They often have full kitchens' worth of cabinets, many made from solid wood. Add your infinite creativity, some well-placed moulding and a bit of nail filler, who knows what you can come up with? 🙂 /Infodump!

T

j

When it comes to closing, if you haven't yet bought your plane tickets, try to use Southwest. They at least won't fee you to death if closing needs to get pushed back a few days and you need to adjust your ticket. Also, are you sure you need to be there in person? I closed on multiple houses (bought and sold). Some I needed to be there in person, or I was there for both myself AND acting as power-of-attorney for my husband (who was driving the moving truck and a couple days behind me). I've also closed via online a few times. It might be an option?

A
Alexia Wilson · October 27, 2024

Also, maybe the bank can send a notary in Colorado? I had to be there in person because we had to put our finger print on several pages of the documents. But maybe that's a California thing??

A
Alexander · October 24, 2024

Yay! Sounds like you don't have a chain, another good reason to accept your offer. Old plaster walls are lumpy and bumpy especially as the surface deteriorates with age, papering and then painting is a quick, cheap way to get a smooth finish. I don't know about the US, but some tips from someone who previously owned a 1902 house in UK. Pay attention to the materials used when renovating. 70s paint containing lead doesn't like modern water thinnable gloss, unless you use an interface coating, or strip it off, modern paint will peel off. Lime plaster needs to be patched with the same and is a specialist skill, gypsum plaster breaths differently, mixing them or using the wrong one can cause problems ( ask me how I know).

A
Anita Hebert · October 29, 2024

Hmn i didnt know that, thanks. Some drywall seam filler used in construction from the 70's has asbestos. My DH his last house had bathroom tile over paper(s) over paint over plaster! Papering/painting overtop seems to have good reasons!

Jennifer King · October 24, 2024

One thing to keep in mind about New England is that something that is “just across the city” in California may cross several state lines. It messed with my head the first time I went from ny to vt because you go through like 5 states. In just a couple hours. Instead of, like… 10+ hours to get out of California, then 10 through Arizona, and…

Yea!!!! Into the deep end of the pool!!! I am sure you will have a lot of new people to meet assuming you allow yourself to go do it. I found when I moved out on my own, there was a challenge to make myself "get out" as I liked my own company and that of my cat, and other people, well, not so much. I did have the benefit of having moved to a traditional job, so I did have that to force me out. But you will figure it out. Radon is freaking everywhere and I am convinced someone came up with this to find a new way to collect cash. Granite countertops in the 1990's were found to be a HUGE source of radon. And the remediation my friend had to install? A vent with a fan on it. I kid you not, looks like a dryer vent with a computer muffin fan on it. So, hang on Kid, your wild ride begins.... NOW! :-D Stay safe, take care, and let us know what we can do to help!

T

Congratulations!! I am so happy and excited for you!! Really looking forward to seeing all you will be doing in your home. OMG, it's YOUR home! I live in Illinois, and am currently looking for that affordable house in the middle of nowhere because I want the land that comes with it. 😄

That's so exciting! I love that the sellers wanted you to have their house. That's just so sweet. Congratulations Bianca! I'm so thrilled for you! Buying a house is always a bit of an emotional roller coaster. We were so happy about our new construction home and then we came to look at the foundation and the garage was on the wrong side of the house. Elation followed by disappointment. I think the basement was a root cellar. Meaning a place to keep things cool in the summer and basically frozen in the winter. My in-laws have one and their house is also from the 1890s. Oil heat was super common in NY in the 60s and 70s so I think the oil tank showed up at the same time they "updated" the kitchen. I love a washboard sink! They can be cleaned and glazed relatively inexpensively. I think we did my grandmothers for a few hundred dollars several years ago. The snow in NY is wetter and heavier than the powder you get in Colorado so it's kind of a lot to shovel. I recommend one of those power shovels. You need to hope for a storm that damages the roof so your insurance replaces the roof. ;) Radon is a thing all over the east coast. You repay us with your gratitude, wit, humor and creativity. You deserve it!

T
The Closet Historian · October 26, 2024

Thank you Laura! I do take comfort in that new construction often "fails" inspection as well from what I hear 😅 I am indeed tempted to use the sink up in the kitchen, but it isn't that big of a kitchen really I fear 😂

Yay!!! It's amazing how quickly things can move in house-buying. When it comes to heating, et al, keep an eye out on the estate sales, both in CO & NY. I've used estatesales.net as a place to either find local in-person sales or online auctions. In SD the estate sales were exclusively online auctions. I found so many pretty things! Mom found an electric fireplace that gives off a surprising amount of heat, as well, for less than $300.

J
Jennifer King · October 24, 2024

Oh yeah. Estate sales are amazing and that site lists sooo many. Also, I suspect antique and thrift stores in PA will be a bit of a drive but much more affordable than the semi-bougie part of upstate. Also, western MA tends to have less expensive stuff.

I am so excited for you!! The house buying process is insane. It's so stressful and way more expensive than it has any right to be. But it's so worth it. Can't wait to see more details!

Some of my insights from moving my two cats across the country over the summer (in case it's helpful) - I got some gabapentin prescribed by their vet (sedative that kept the fur babies calm during the drives). - I drove and planned the trip using AAA's Triptik tool to stop at pet-friendly hotels along the route, and I didn't drive longer than 8 hours at a stretch. I don't know that flying would have been easier on them/me, but it would have been much shorter. - The packing process was more stressful on them than I expected, so I probably should have started the gabapentin a few days before we left. Congratulations on the house, and I hope the move (when it happens) goes as smoothly as possible!

A
Aileen Wessely · October 24, 2024

Bianca, in case you decide to fly with the cats, I think Kitten Lady (Hannah Shaw) has a video on how they did that when they moved from one coast to the other. And iirc Chris Poole (Cat Man Chris / Cole and Marmalade) should have a video about how they moved with the cats driving in the car for several days, having them set up in the vehicle and sleeping over at pet-friendly motels.

Congratulations! And what you said about "how do people afford houses now?," I think the answer is that most people don't. There is a housing crisis. I was on the planning board for my town, and one of our concerns was how to we create "workforce housing"--property that people working regular jobs can afford to purchase.

T
The Closet Historian · October 26, 2024

Congratulations on the new home. You're not kidding about the restaurants. It took me a few years to find a decent Mexican food restaurant in the Capital region. Any idea what your electric, heating, and water bill are going to look like? For antiques, keep an eye out on Facebook Marketplace, there is a Restore (in Schenectady so be careful) for building stuffs. Also, garage sales are fantastic here.

T
The Closet Historian · October 26, 2024

Congrats! Not sure how far of a drive it would be for you, bit in and around Bellows Falls, VT there are some good antique stores. One had a bunch of salvage as well, set up in a nice way. I got some beautiful glasses there when we visited a few years ago.

Oh! I am so happy for you! Welcome to the joys of an 1890's house 😚 I lilive in an 1896 terrace. With regards to mantels, furniture etc, Facebook market place and eBay are your friends. I have got some very nice Vicwardian pieces (including a mantel) on there for a lot less than you'd pay in an antiques mall. Also look further out for reclaim yards. Sometimes it's worth the time / fuel to travel out to get bargains. With regards to the loft/ aattic: you are a whizz at building flats for your set, building a stud wall is not much ddifferent 😉

Anita Hebert · October 24, 2024

How exciting! I hope everything goes well with the closing. The missing chimney is rather mysterious, they arent easy to misplace. Another sewist i like, ShannonMakes, bought an old house albeit in much worse repair, and her videos have changed to a lot of home renos, which I still love, so dont be afraid to mix up your content. Funny you mentioned Rhinebeck, it has a Sheep and Wool Festival that is a popular trip for folks in our local Spinner's Guild. As usual, we wont mind if you consider some sponsorships or affliate links, to help cover costs. And a housewarming registry would be much appreciated! As soon as you list a new PO box I will gift you a pair of cool-looking retro safety goggles.

Old sink in basement....dying projects... Oil tank - handy neighbour who has appropriate tools to cut it up to remove Tiny bedroom - office Heating- install pellet stoves so you only have to punch small exhaust holes (and they are super efficient and cute) P.s. This house sounds HUGE compared to what Europeans could expect for a first time buy! And how much garden did you say? Perfect...and cemeteries- awesome!
