Ownable Apartments adds three new venue types you can purchase and manage. Purchase Luxury Apartments, Low Income Apartments, and Condos.
V3 includes new gameplay features. Remove the previous version and read instructions carefully.

Setup An Apartment Complex
Decide what type of apartment complex you want to own and manage. Luxury, Low Income, or Condo. You can find apartments already built on the gallery or build one for yourself. You’ll need a leasing office within the property that contains a basegame computer. Many of the management options are first performed on a computer.
Give the lot one of the new venue types.
Note: This mod does not work with City Living Apartments.
The venue type will revert back to “Generic” after you purchase.
How To Purchase An Apartment Complex
Purchase an apartment complex through the new “Apartments” menu using a basegame computer. You’ll have 3 property options. Select which you prefer. You’ll then make the purchase and travel to the lot.
Be sure to make apartment purchases from your residential lot.
The retail store UI will not function with this mod. You will still have to transfer funds and sell the lot afterwards but that’s the only thing you should use.

How To Run An Apartment Complex
Use our phone to plan a social event. Select Apartment Unit Leasing event. This event is required to take new potential tenants through the application process. You can decide to approve or deny the apartment lease. If you decide to approve the lease and goal the event you'll earn the first day's rent.
Find all the qualification questions behind the social Applicants menu. To verify their answers use the phone. From there you call their employer, bank, and prior landlord. Phone Tenant Screening menu.
When the event is over use the Community Management social menu and the Ask To Leave The Property interaction before you move them in completely.
To move them in use the social menu on your Sim's phone to Invite Tenants. Select the tenant to travel back to the apartment complex. This phone interaction is the same as invite to hangout on lot. You'll see the same text. Once the tenant arrives decide which apartment they'll live in. Be sure to lock that door for everyone first. Then use the Allow access menu, and select Assign Apartment To. Pick the Tenant.
Note: If you need the tenant to follow you to the Apartment they'll live in, add them to a group from the social Action menu. You may have to lead them into the apartment first, lock for everyone, and then allow access and assign the apartment for the Sim to come and go as they please.
Unoccupied apartments should be locked to avoid Sims wandering in. Add things for them to do in their apartment.
Hire Maintenance, Landscapers, and Community Managers.
Hire and invite staff from the computer Apartments menu and Manage Staff. They replace the random buffs from previous versions of the mod so your Sim no longer has to get uncomfortable. Hired staff is design to work in the background, be friendly to tenants, and perform a variety of autonomous duties to keep the exterior clean.
Collecting Rent And Evictions
Approach all tenants and collect rent. Once you've collected the rent from everyone, remind them rent is due the next day. Your Sim will get a 24 hour rent interaction cooldown buff. Then collect rent again once the interaction appears.
There's a chance the tenant will not pay the rent. If they refuse you can evict them. This will remove the tenant trait. Don't forget to re-lock their apartment for everyone.

lyss builds. Warning... This file is extremely large, over 7 gb ( I think) with a lot of cc. This can cause glitches if some of the cc is old or broken.
How To Install
-Unzip file. Keep all files in the folder. Place the folder in your Sims 4 Mods Folder.
-Sims 4 game options, mods and script mods need to be enabled.
-Requires the latest version of Sims 4
-If there isn't a zip file, just download all the files below, place them in a folder, then your Sims 4 mods folder.

I don’t have the applicant social menu showing up
I bought the low income apartments, but when I get on the computer at the lot, the only options it gives me is to purchase apartments. How do I get it to let me fill vacant units?
Im not sure if the mod is broken but the venue type isn't showing up
It's the venue list, you might need to try another list. There's one from zerbu or basemental's universal venue list.
There’s no event to start in my event section I have no option for it ?
hello when i start the event i am able to Clear everything except approve the applicant and ask them where they work at. i uninstalled and reinstalled the mod but still nothing in the social tab. thank you
I'll check it out during the patch update Tuesday. The mod will probably get an update soon as well. Check back to see if this issue is fixed.
The option to purchase isn’t showing on base game computer
It could be the desk and chair combo. Try different desk, that sometimes work you experience this. Also make sure your Sim has the cas trait and you setup the lot before you try to purchase.

The "Apartment" option is missing from the computer and cas trait is also missing. All three apartment type missing from the Venue list
Hello! So when I click on the applicant, I don't see a social menu to ask them questions. I see the actions in the phone though.

nothing pops up when I'm doing the event, I can't ask them questions. the leasing drop menu doesn't show up.
For some reason I can't collect the rent.
Make sure the sim is a tenant. That's generally the reason it won't show up. Let me know if this solves the issue.
Could that be possible even though I haven’t been able to approve or deny them yet or ask questions during the event
I've tried everything but it's not working. it will let me do all the phone interactions but there is no applicant socials to ask the applicant questions and decide to rent or deny

I'm a little bit confused. I'm on the social menu and two of the to do task are 1 - Ask potential tenant how much income do you earn and 2 - Mention all rental requirements. I don't see those options listed on the phone in the the social menu. Am I missing something? How do I complete those task? Is the tenant suppose to be sitting down or just walking around as I complete task? I kind of like the previous way you had it set up where everything can be done from the pie menu like you're interacting with them and not through the phone. Also I don't know how to exit the event. When it's done it just pause and I can't exit out of it. Is this a glitch? Is there something I'm doing wrong on my end. Any help is greatly appreciated. Thanks!!

Wait so are the tenants not considered actually living on the lot by the game itself? Currently in the game, sims can only give birth when they're on their own home lot, I wanted to download this so that pregnant npc sims could give birth while on the 'shared' lot. I just assumed it rewrote it to where the apartment lot is considered their home lot, but I could see where the limitations in regard to number of sims on the lot could affect that.
Also, what happens if a tenant is a pregnant sim? Do they go away and then give birth at their home lot, then come back; And if so, will they bring the baby/toddler with them when coming to the apartment, or is it just stuck at the original home lot forever?

Hello, how do i get the apartment tenant trait? I don't see it in CAS. I have the landlord trait but not tenant and my tenants wont stay at the apartment.
Apartment tenant trait isn't in cas, it's given to the tenant after you approve them for a lease.
I don't seeanything for ownable apartments on the computer so I can't buy the apartment, but I saw something on the phone but it is for something else

I had some trouble getting the landlord trait to show as well. I was able to get it to show in CAS, but to have it assigned to my sim, I have to remove all other traits. When assigned, it doesnt allow me to add any other traits. Not a huge deal as I love the rest of your mods; just wanted to let you know as it seemed a bit weird.
Hello, is it possible to have one of my played sims be an applicant and move into the apartment and I can still play him? It would also be awesome if the landlord can actually live on the lot and not have to go home.
As long as they have the apartment tenant trait, the interactions will show up on them. Select them with the leasing social event.

I wouldn't go over 16. Too many sims on a lot will cause lag. But you have many more if you want.
and the Leasing event wont end unless I go to Manage Worlds
It's a glitch that happens sometimes for some reason. Delete the mod and try to download it again.
The same, mind does not have low, luxury, or condo on the list. I may download it again.

I don't have the landlord trait in CAS. I did with the previous version, but not this one :( Also, my options on the phone are blank.
It's the Apartment Landlord trait in lifestyle category. Might be the first one.
I'm still trying to figure out the issue. Everything in this mod was updated. I'm not sure it's the mod at all but I still would like to know the cause and fix to hopefully prevent. I've searched related issues and nothing really clear as to how to fix. The game had this issue long ago but was fixed. What makes this more difficult is I'm not experiencing the problem first hand, the text works fine for me. I'll keep looking into the reasons. Please keep me updated as well if you experience this with other mods of mine or anyone else. It'll help direct me towards the issue and eventual fix. I'm also very sorry you're experiencing this. I'll do my best.

Hello, thank you for your awesome mods! I'm having an issue with this mod showing up blank. I've had the same issue with another mod on here without any resolution. The apartment mod was working fine till I updated it. I'm not sure what's causing this.
