Is the low AC bonus from the armour a trade off because of the large amount of temp hp or am I missing something?
You got it, yep! WotC values resistance really highly, and that paired with the large thp each day and the small bump to AC evens it out at legendary. WotC also dislikes giving out AC over 19, unless bonuses to AC is the *only* perk it has.

“The first time you don and attune to this armor, and whenever you finish a long rest while attuned to it, you gain 50 temporary hit points. You lose these temporary hit points if you remove the armor.” Does this item require that the attuned sleeps in the armor to gain the temporary hit points? If not, then wouldn’t the attuned gain temporary hit points while not wearing the armor, going against the rule of not gaining the temporary hit points while not wearing it?
You'd get the THP each morning you put the armor back on. What this is saying is that when you take the armor off at night, you don't get the THP when you fight off the midnight ambush in your pajamas. The line about you getting the THP when you first put it on is just so you get the THP immediately when you first attune to it and don't have to wait for dawn like you will otherwise.
