Plans for Real Estate Mod
First of all, sorry about the multiple emails this morning. I had to get on a couple critical bug-fixes and wanted to make sure everyone saw the notice to get a new version. This fixed lot ownership problems with retail/vet clinics.
I have a great idea, submitted by my lovely assistant Playalot. She suggested I give you the option on how often rent is paid, in case weekly is a bit boring for you. While I'm going to divide up the rent amounts if you use a faster option, I'm also going to offer you the ability to tune the amount of rent up by 10-50% or so, which will effectively give us a new difficulty option.
The Real Estate earnings are set at 5% plus some boosts based on your star rating. These earnings do not count as income that Gameplay Overhaul will cut, so I think difficulty around them is a great idea.
I see some minor confusion about purchasing lots, so I'd like to make a menu you can use that will show all the lots that can be bought in the different neighborhoods. You do need to be on the lot to buy them, because the way the map view mode works is pretty much hard-coded to the point I had 0 luck trying to modify it.
To help with this, I want to see if I can make some tooltips or make options disappear if you are not on a lot that can be purchased. I think this mod has serious potential, and it's something I've wanted for years so you know I'm going to try to make it better out of sheer passion for the concept. Thanks for your patience, and keep those experience reports coming. I read them even if I can't always respond. I'm making this for all of us, so I want to hear your thoughts and will use them to help shape the direction the mod will take.

Hi! New to mods and can’t figure it out, added the files to mod folder, checked off the allow mods box… but nothing. No aspiration, no option to purchase gym or nightclub. I have the lay test update from June. Heap?
I don't remember if the actual download for this is zipped, but it must be unzipped. Also, did you check allow SCRIPT mods below enable mods? Because that is vital.
Hi, question, Im trying to take down spooky decorations from the lot, but the attic decorations box wont let me take them down, it say I dont own the lot, but Im playing with the sim that lives in the house, does this have to do with real state mod? cause I want to take some screenshots of the build and I cant without the decoration.
ok in build/buy mode decoration dont show up thank gosh, but I would still love to know why the attic box dont work :D

Wow, I'm sorry to hear that. Are there any last exceptions that are generated when the game crashes? If you have any further info you can share, could you attach and email it to carl@carlsguides.com ?
I have purchased a few properties so far, but none have an upgrade option? Am I missing something?

I can't purchase the property. It's greyed out like I don't have enough money but I do.
I'm really sorry I missed this message. Is it possible the lot wasn't valid for purchase? I'm going to work on some tests that run beforehand that will make sure it's eligible before showing the option. I apologize.
Hi Carl. I was excited to put this mod in, only problem, after my sim purchases the property, the buy/build buttons are grayed out and it says it is loading. Only problem, it won't stop loading. Am I missing something, quite possible. Lol
Hey buddy... Could you try right clicking the latest files and choosing save as and let me know if it works better?
I can't hire employees. The boxes are blue. And if I try to change the menu, my game crashes.
You only own the property, you don't actually control the business itself - they're just renting the building from you.

I like the mod so far and haven't had any conflicts with Simrealist real-estate mod. Simrealist is home purchase and your mod is business. Which is perfect for me. I have my sim doing to much...lol he already owns a night club from ww, a job, sell products, and now he owns a gym. Thank you so much for your hard work. It's appreciated 😌
I haven't tried the mod yet, but I'm watching James Turner play with it and I noticed a couple of things. Mainly that "the own 10 5-star properties" thing isn't counting correctly. Probably because James cheated and bought like 50 properties and upgraded them all fully. lol The other issue I saw was that one property keeps saying something is broken, but he can't find the broken item. That might just be a sims thing though and nothing to do with the mod. It is EA after all. lol On the other hand, it's absolutely hilarious that it is the lot he designed.
Hi Carl. totally, TOTALLY love this mod!!! This is definitely expanding my gameplay experience with the sims 4. I love how thorough you are in the implementation of the gameplay elements in this mod. I do have a suggestion, is it possible if Lot Ratings and how much the lots cost to purchase are also affected by lot traits or where it is located? Like maybe if the lot has the Bad Neighborhood trait it will not be as profitable? Or if it's in San Myshuno it is more expensive? Just a suggestion.

I am just excited as you are for this mod. So what I understand, is that we cannot purchase other homes, only community lots? Could it maybe be possible for us to purchase apartment buildings? This would be a major plus in choosing to be a good landlord or a slumlord lol, could make for amazing gameplay for so many. And say we live in one world, can we buy lots in other worlds as well? Again as you said, so much potential and honestly something Maxis should have added in long long ago, I mean sim city, need I say more? You are doing an amazing job in trying to make our games a more fun and productive experience, thanks for all your hard work <3
Hi Terry. I want to investigate residential/apartments as it'd make the mod feel much more complete, but I'm unsure of the challenges. I just know that some exist and need workarounds. You can purchase lots iin any non-destination world right now with the mod. I'm missing a few lot types that need to be added to the allowed list, but can't let you say, buy properties in the national park due to bugs it might introduce.
