This is a commercial building that functions as both a boxing school and a tattoo parlor. With the new 'Businesses & Hobbies' expansion pack, I built this for personal gameplay but decided to share it with you all. I've already playtested it, and yes, I was able to run two businesses on the same lot! If you'd like a tutorial on how I did it, leave a comment, and I'll do my best to create one.

Can I run just one business? I need just the tattoo parlor. I’d keep the boxing studio, I love the build and it perfectly fits the vibe of my town, but I want to run just the tattoo parlor. Also, are there apartments above? I can’t really see it from the pics. Thank you!
You can make it work for both with the businesses and hobbies EP. For example, you can assign one Sim to tend the tattoo bed and another Sim employee to teach fitness classes at the gym. In the business activities, you can choose to get a tattoo and do fitness activities. That way, both can run smoothly at the same time, for the apartments on the second floor in the gym side there’s a boxing ring and the side of the tattoo parlor it’s empty it can be easily turned into a small apartment
